Position Title:  Property Manager

June 2022

Location:  Kennebunkport, Maine

Status: Full-Time (40 hours per week)

The Kennebunkport Conservation Trust (KCT) is a nearly 50-year-old land trust in the heart of Kennebunkport.  Having preserved over 2,800 acres of land - nearly 24% of the town - the KCT is dedicated to preserving land for use by current and future generations, and to managing properties in a way that reflects the natural and cultural heritage of Kennebunkport. While many of our acres are protected purely for the preservation of their ecosystems, we also have many properties open to public recreation. Through preservation, stewardship, member engagement and education programs, KCT’s approach acknowledges that the community helped build our holdings. Now we want to use our holdings to build a stronger and more resilient community. We know that together we can do great things.

The Property Manager will lead the Kennebunkport Conservation Trust's efforts to develop habitat and wildlife-focused initiatives, coordinate and engage Trust volunteers to survey and maintain Trust properties, and implement stewardship and maintenance projects.  The Property Manager will be under the supervision of the Executive Director. This position will perform tasks related to the day-to-day management and maintenance of the conservation lands in Kennebunkport.  This is a full-time position (40 hours per week) with an annual salary of $50,000 to $60,000, based on the applicant's experience.

Key Responsibilities include but are not limited to:  

  • Responsible for volunteer outreach, coordination, and recruitment for the stewardship department and volunteer work force

  • Serve as a sitting member of stewardship committees (Island and Trail)

  • Develop and execute mechanisms for monitoring all Trust properties on a yearly basis

  • Create annual monitoring reports for each property

  • Create and implement Management Plans for all Trust properties including forest management, invasive species management, and land-use management 

  • Manage and schedule all maintenance (mowing, bush hogging, grooming) as well as opening and closing of seasonal Trust properties

  • Create and implement Management Plans for all buildings on Trust properties including annual evaluation and monitoring reports of the physical structures, and manage board approved maintenance projects.

  • Maintenance, and upkeep as well as perform annual audit of all Trust -owned machinery (mowing, plowing, outboard motors, trucks and trailers)

  • Maintain appropriate licensing of all land and marine vehicles

  • Ensure safe winterization of boats and warm weather machinery

Success Metrics for this Role:

  • Annual monitoring report for each property

  • Organized and implemented volunteer days for volunteer stewards and community members

  • Yearly work plan generated and carried out as prepared with Executive Director

  • Yearly report on public use of properties

  • Management Plans for properties, buildings and equipment.

  • Implement management plans for forest management, invasive species management and land-use management for properties

  • A positive ambassador for KCT with its membership, volunteers and in the community

Skills, Abilities and Qualifications:

  • Must have a valid driver’s license and a good driving record;

  • Must be able to pass a CORI background check prior before employment start date.

  • Ability and willingness to perform physical labor;

  • Ability to walk 4-8 miles carrying tools and to be able to lift 50 lbs.

  • Strong interest in natural resource conservation;

  • Strong time management skills

  • Mechanical skills preferred

  • Experience in the operation of field equipment such as trucks, trailers, mowers, chainsaws and other landscaping power equipment and/or willing to learn.

  • Ability to work independently and as part of a team;

  • Strong interpersonal skills with the ability to effectively and tactfully present information to and communicate with Board members, employees, public groups, regulatory agencies, neighbors, and others;

  • Ability to write and edit reports; mapping skills preferred;

  • Ability to meet job requirements with changing seasonal demands – working odd hours, weekends, and long days in adverse weather conditions.
